First-generation (first-gen) build-outs start from raw concrete and open structure. Second-generation spaces have existing tenant improvements that need to be partially demolished and reconfigured. Each has different cost and schedule profiles — we assess both honestly before you commit to a lease.

MEP Systems Installation

Complete mechanical, electrical, and plumbing build-out from base-building stub-outs to finished fixtures and devices — all permitted, all inspected, all coordinated.

Framing, Drywall & Ceilings

Metal stud framing of all interior partitions, Level-5 drywall finish, ACT or specialty ceiling systems — laid out to your architect's reflected ceiling plan.

Flooring & Wall Finishes

LVT, carpet tile, porcelain, polished concrete, or specialty flooring installed over properly prepared substrates. Full paint and wall finish to approved color schedule.

Storefront, Doors & Hardware

New or refurbished storefront systems, interior door frames and hardware, suite entry doors, and all accessibility hardware to CBC requirements.
